The successful candidate will have helped create and manage a system that is Maximo based for a US government information systems security agency.  The database system to be developed will help administer and maintain these facilities in a LAN environment and it will be supported by MS SQL and Access.  Archibus as well as Windows Server 2k and XP operating systems will also be components of this system.  As such, you must be well versed in the applications of this hardware and software and be able to strategize and plan their development and configuration.  You will be the primary interface between our programmers and the user population and will be responsible for cost and schedule on IT deliverables.  Once the database system is operational, you will manage the team performing server backup, restoral, and systems maintenance. As part of our team, you will be actively contributing to a safer world for future generations.<br/><br/><b>Position Overview:</b><br/><br/>Manages all on-site activities for a medium-sized project, or a subtask of a larger project, in accordance with the project schedule.  This includes directing and coordinating subcontractor activities in accordance with project/client procedures, scope of work, and contract specifications.  Serves as the primary point of contact with the client for all site-related activities.  Willingness to relocate to job site is expected<br/><br/>The Position<br/><br/>The Facilities and Site Services Manager is a contributing team member responsible for coordinating and directing all activities within the SI-CSC.  The Manager directs a multi-disciplinary staff of 11 personnel in support of a base operations services contract.  The site has 130 acres of property and 5 buildings that comprise approximately 2.4M GSF.  The customer base is approximately 8,000 personnel.  The SI-CSC directs a work force of approximately 260 trades and services personnel. The SI-CSC primary mission is to coordinate and direct the response to customer request for services or information and direct and coordinate all scheduled maintenance, repairs, and operations.  Operations include custodial, roads and grounds, integrated pest management, vertical lift systems, force protection systems, and snow removal. The SI - CSC also operates the car rental reservation systems, the conference room and hotel office reservation system, security monitoring services, the Lockout - Tag-out System, the issuance of Burn Permits, maintains the Equipment Services Publication Library, the Master Facility Drawings Archive, and most significantly the computerized maintenance management system (CMMS).  The SI-CSC is responsible for the development of the facility and equipment maintenance plan for the 8,000+ pieces of equipment.<br/><br/>SPECIFIC RESPONSIBILITIES:<br/><br/>May establish or contribute to, project schedule and budget for all on-site activities, and monitors progress in meeting schedule and budget requirements.<br/><br/>Develops project documents, processes, and procedures required to support quality control and final project deliverables.<br/><br/>Determines number of hours required for successful completion of project tasks.  Anticipates project staffing needs, identifies and interviews available personnel, and makes staffing assignments in accordance with schedule requirements.<br/><br/>Establishes objectives and conducts performance appraisals for direct reports.<br/><br/>Establishes a project safety plan and ensures that it is communicated to all employees on the job site.  Actively promotes and supports safety policies and monitors the job site for good safety practices.<br/><br/>Posts all required legal notices at the job site.<br/><br/>Establishes site security measures and monitors site access by subcontractors and others.<br/><br/>Chairs weekly job meetings; prepares and submits summary of project progress and pending issues to Project Manager.<br/><br/>Submits monthly reports to client, and responds to client issues and expectations.<br/><br/>Under general direction of the Project Manager, prices and negotiates changes to the scope of work with the client and subcontractors.  Reviews bid documents and assists with bidder solicitation activities.  Documents and executes changes in scope of project.<br/><br/>Anticipates problems and works with client, architects/engineers, subcontractors, and Project Manager to identify and implement corrective actions.<br/><br/>Keeps client and Project Manager informed of the day-to-day activities of the project.<br/><br/>Maintains accurate documentation of job progress through daily logs and other reports.<br/><br/>Performs other responsibilities associated with this position as may be appropriate.<br/><br/>Qualifications<br/><br/>PREFERRED EDUCATION/EXPERIENCE:<br/><br/>4-year degree in a technical or construction-related field (or equivalent) and at least 7 years' related work experience is required with at least 1-2 years in a lower-level managerial/leadership role.
